Texas Home Prices Held Steady in Q2 as Regional Gaps Widened
The statewide median stayed at $340,000, but prices rose in 14 metros and fell in 11 — with Austin weakest and Fort Worth firming.
Texas home prices were essentially flat statewide in the second quarter of 2026 — but that calm surface hid a widening gap between local markets.
The statewide median sales price held at $340,000, unchanged from a year earlier, according to figures released by the Texas Real Estate Research Center. Beneath that number, prices rose in 14 metros, fell in 11 and were flat in one. Each of the four largest metros slipped by less than 1.5 percent, while smaller markets did much of the moving — the biggest gains came in Texarkana, up 16.6 percent, and Abilene, up 13.6 percent.
Austin down, Fort Worth up
The steepest declines remained concentrated in Austin, with softness broadening across Dallas, Houston and San Antonio. Fort Worth-Arlington, by contrast, showed tentative signs of a turn as its price declines narrowed.
Sales activity told a more upbeat story in Houston, where single-family home sales rose 3.5 percent year over year in June to 8,820 homes, and pending sales jumped 12.3 percent.
